The Role Sheet.
In property sales it is often unclear, right up to the end, whose side the agent is on. I set it down in writing beforehand: who I work for, who pays me, what I do and what I expressly do not do.
One sheet, before the first viewing, signed by both. You can fill it in here, save it as a PDF and bring it with you.
Nothing is stored and nothing is sent. What you enter stays in this window and is gone as soon as you close it. The sheet is only created when you print it.

This declaration applies to the property named below and is exchanged before the first viewing. It does not replace an agency agreement; it makes the roles clear from the outset.
My role in this transaction
What I do
- For every property, I state which document is to hand and what date it bears — including any that are missing.
- I obtain the documents I am allowed to obtain, and tell you which ones only you can get.
- I disclose what I know about the property, even when it does not help the sale.
- I accompany you to the viewing, the negotiation and the notary appointment, and translate what is said.
- I can name lawyers and Gestorías on the island who work in your language.
- I tell you if I believe you should not go ahead with this purchase or sale.
What I do not do
- I do not advise on legal or tax matters. For that I work with lawyers and Gestorías, and it is you who instruct them.
- I do not prepare valuation reports. What I say about the price is a view drawn from the market, not a valuation.
- I do not arrange finance or insurance.
- I do not accept money from you that is intended for the other party.
- I do not recommend other agencies and do not pass your details on to them.
- I do not conceal a missing document to smooth the way to completion.
This sheet records the roles and is not an agency agreement; that is concluded separately. It contains no legal or tax advice. Information on properties is based on statements by the owners and on public registers and does not replace your own checks.
