For buyers

Ready to Buy in eight questions.

What takes longest when buying in Mallorca is rarely the property. It is the buyer's preparation. Anyone who has it out of the way before finding the house negotiates differently.

Eight questions, no sign-up. At the end, one sentence tells you where you stand, with a card for each open point.

01Do you have an NIE number?

The Número de Identidad de Extranjero is your Spanish tax number as a foreigner. Without it you cannot buy, open an account or pay tax.

02Do you have a Spanish bank account?

As a rule, payment at the notary is made by banker's draft or by transfer from a Spanish account. Electricity, water and property tax will later go through it too.

03Whose name goes in the Land Registry?

This decides more than it first appears: the later succession, the taxation, and who has to appear before the notary.

04How are you financing the purchase?

Financing is not an obstacle; it just makes the preparation longer. What matters is that it is in place before you pay a deposit.

05Are you tax resident in Spain?

As a rule, you are resident if you live in Spain for the greater part of the year. Non-residents have filing obligations of their own, even if the property stands empty.

06Can you attend the notary appointment?

The date is often fixed at short notice. If you cannot be sure of travelling, it is better to arrange for someone to represent you beforehand.

07Do you understand Spanish?

The deed is read out and signed in Spanish. Anyone who does not understand it needs an interpreter; the notary will usually insist on one in any case.

08Do you want to let it out later?

This belongs before the viewing, not after it. Whether holiday lets are allowed depends on the property and can almost never be changed afterwards.
